MSA Premier has renovated everything from 1920s Mediterranean revivals in El Cid to modern high-rise condos along Flagler Drive. We work across all of West Palm Beach (33401, 33405, 33406, 33407, 33409, 33411), from the Intracoastal historic districts to Northwood Hills and SoSo.
We've pulled permits with three authorities here: the City of West Palm Beach Development Services Department at 401 Clematis Street for incorporated WPB, the Palm Beach County Building Department for unincorporated areas, and the WPB Historic Preservation Board for protected districts. Each has its own quirks and timelines.
Most importantly, we know how to preserve historic character while modernizing systems. That's the unique challenge of El Cid and Flamingo Park homes: original Spanish-tile roofs, plaster walls, terrazzo floors, and pecky-cypress beams that homeowners want to keep — alongside modern kitchens and updated wiring. We've done both, side by side, dozens of times.
Each service has its own dedicated page with pricing tiers, process, and recent project examples.

Renovations in El Cid, Flamingo Park, Old Northwood, Grandview Heights, and Prospect Park require Certificate of Appropriateness (COA) from the WPB Historic Preservation Board. The HPB reviews exterior changes — windows, doors, paint colors, roofing, even some additions visible from the street. Approval can take 6–12 weeks. We've successfully presented dozens of COA applications.
Downtown WPB has a growing inventory of high-rise condo renovations along Flagler Drive, Olive Avenue, and Okeechobee Boulevard. These require condo association approval, freight elevator scheduling, weekend-only demo hours, and strict building rules. We coordinate with property managers and complete the entire approval-to-punchlist sequence in 8–14 weeks.
WPB's pre-1940 homes feature materials you can't easily replace: original Spanish tile roofs, pecky-cypress beams, terrazzo floors, plaster walls with crown work, original casement windows. We work with restoration specialists to preserve these while modernizing electrical, plumbing, and HVAC. Done well, the home looks unchanged from the street but lives like new.
